"Avoid Dubai Islands: the western side sits under the flight path." You'll hear it. Here's the full picture.

What the noise costs today

Units on the flight-path side trade at roughly a 10% discount to comparable stock elsewhere on the island. The market has already priced it in. That's consistent with every flight-path corridor in Dubai: a discount while the noise is live, not a permanent write-off.

The catalyst is scheduled

  • Today: DXB is approaching its practical ceiling, and growth is being routed toward Al Maktoum (DWC).
  • 2032: Dubai Airports has publicly targeted 2032 for Al Maktoum's first phase, with carriers beginning their move.
  • 2032–33: the main hub shifts south.
  • After the transition: approach traffic over the western side of Dubai Islands falls away.

Where a Dubai flight path has been retired or rerouted before, the discount closed, typically re-rating +10–15%.

The argument cuts both ways

The same commentary that warns about noise here often recommends Dubai South, at the exact moment it's set to inherit the traffic. Either the noise is temporary and positional, and today's discount is a buying opportunity, or it's a lasting concern that becomes Dubai South's problem.
